Commercial Property Large & Gibson
Landlord and Tenant law is a minefield for the unwary and the inexperienced. Whether you are a landlord or a tenant, experienced professional advice is essential to avoid costly mistakes. At Large & Gibson we can provide the experience you need.
Our commercial team is led by Michael Rowland. He has been practicing in this area of law for over 15 years.
How we can help
We can advise and deal with on your behalf the acquisition and disposal of all manner of commercial properties both freehold and leasehold. Whether it is a lease at an annual rent of only a few thousand pounds or a multi-million pound sale or redevelopment, you can benefit from the experience of our Commercial Property Department.
Leases
There is no such thing as a standard lease. They range in size from a few pages to a hundred or more and must cover as far as possible, every aspect and eventuality that may arise during the term of the lease.
For landlords, a modern well-drawn lease can considerably enhance the value of his investment, discourage dispute, and protect his or her interests. We can also advise on the effect of relevant legislation and in particular the rights granted to the tenant irrespective of the terms of the lease.
From a tenant’s perspective, leases can be both harsh and onerous and do not always mean what they say. Sadly all too often the money saved in not taking professional advice is lost many times over as the price of ignorance.
